Luxury Modern Guest House 


No 34 is a beautiful and newly renovated family run guest house situated in the west end of St Andrews. We are only a minutes walk to the town centre and a few minutes walk from the Old Course, St Andrews University and the beach at West Sands.  


Our accommodation comprises four luxury suites which can be arranged as either super-king or twin beds.  All of our suites have their own large and exquisite bathrooms.

The property also boasts an extensive lounge, separate sun-lounge and a lovely secluded garden; all for the use of our guests to relax and unwind.

Breakfast is served between 08:00 - 09:00 and includes a freshly prepared buffet and a cooked breakfast to order. Earlier breakfast by prior arrangement. 

Room Facilities


All of our rooms can be configured as a super king or twin. Each has a large en-suite bathroom, tea and coffee making facilities, a Sony Bravia Smart TV and a hairdryer.

Lounge, Sunroom & Garden


These areas are open to residents until 23:00. We kindly ask that you consider other guests if using these area in the late evening.

Daily Housekeeping


Your room will receive a service daily between 10:00 and 12.00. 


WiFi is available throughout the property and is free of charge for our guests to use. 

Car Parking

Parking on Argyle Street is free, or you can park in the North Car Park (Argyle St),  just 50 yards from the guesthouse. It's free from 17.00 - 09.00.



Check In

We aim to be as flexible as possible regarding check in.

Check in arrangements should be made in advance of your arrival. 

Check Out

We kindly ask guests to check out of their rooms by 10am on the date of departure to allow us time to complete service for new arrivals. Later check out by arrangement only.



Please advise when booking if you suffer from allergies so that we can make your stay as comfortable as possible.


Breakages & Damages

All guests are expected to take reasonable care of the rooms and leave them in the same condition as found on arrival. You are responsible and liable for any breakages or damages that you cause to the accommodation or it's contents.


Please report any incidents to us as soon as they occur. We do not charge for minor breakages but a charge will be made to your credit card for repair or making good if the damage or breakage is significant.



We regret that due to insurance restrictions we are unable to accommodate children under 14 years of age.


Conditions of Stay

We reserve the right to terminate your booking immediately without being liable for any refund or compensation where you engage in unacceptable behaviour that causes a disturbance or nuisance to other guests.

No Smoking Policy

In line with Scottish Law, we operate a strict no smoking policy throughout the guesthouse. A charge will be added to anyone smoking on the premises. We have an automatic sprinkler system installed throughout the property. The fire sensors and smoke detectors in each room are extremely sensitive and responsive!


We regret that we are unable to accommodate any pets.

Take-away Food

Take away food is not permitted in the guesthouse or any of our rooms.


We reserve the right to charge the full period of the stay any time after booking.

In the event of cancellation a full refund will be made if the room can be re-let.
